Summary of this Conway New Home Community:
Minglewood Estates is a new community of just 24 single-family homes in Conway currently in the planning stages.

The new home community of Minglewood Estates is going to be developed on an approximate 9.8 acre parcel of land straddling Highway 813.  Highway 813 offers an appealing balance of convenience and tranquility. Located just outside Conway, the corridor provides quick access to both Highway 701 and downtown Conway, making everyday shopping, dining, schools, and services just minutes away while preserving the rural character that continues to attract homebuyers seeking more space and a quieter lifestyle.

Hainer Place, a new home community being developed by Mungo Homes, is on the north side adjacent to where the new home community of Minglewood Estates will be developed.  The single-family homes in Hainer Place initially began to close in late summer of 2025.  The single-family homes in Hainer Place have sold from $264,000 to approximately $325,000, with an average selling price of approximately $290,000.  Hainer Place now consists of a first phase of 53 single family homes followed by a subsequent phase of 80 single-family homes (formerly Rose Estates).

As Highway 813 continues north, it becomes Collins Jollie Road, creating a continuous route through western Horry County and providing convenient connections to surrounding communities. This combination of accessibility and a peaceful setting make the Highway 813 corridor an increasingly desirable location as Conway continues to grow.  Further down Collins Jollie Road to the north is the Collins Jollie Conservation Subdivision – a large Conway community that will have over 1,300 units (single-family detached and single-family attached) across over 809 acres.  The Master Plan for the Collins Jollie Conservation Subdivision is splitting the property into multiple tracts (with multiple owners) for development.  Each tract that is being split off will need to be developed in accordance with the approved Master Plan.  Westwood Reserve (Great Southern Homes), Kingston Oaks (Lennar) and Maple Grove (D. R. Horton) are a few of the split out subdivisions currently be planned for development within the Master Planned community of Collins Jollie.

The community name of Minglewood Estates was approved at the July 20, 2026 Conway City Council Meeting.

The property where Minglewood Estates is planned to be developed is owned by HWY 813 LLC, the land-holding/development entity rather than a homebuilder.  Venture Engineering is serving as the civil engineer and project representative responsible for subdivision planning and approvals.  No builder has been announced for Minglewood Estates.
