Summary of this Conway New Home Community:
Shelly Farm is an upcoming new home community in Conway, South Carolina, planned to include approximately 205 single-family homes across roughly 118 acres along Brown Swamp Road. The master-planned development will encompass two adjoining properties on opposite sides of the road, situated between the established Heritage Crossing and Corbin Estates neighborhoods.
The larger portion of Shelly Farm is located on the north side of Brown Swamp Road and encompasses approximately 64.4 acres, where 124 single-family homes are planned. An additional 81 homes are proposed on approximately 52.7 acres on the south side of the road. Together, the two properties will form one residential development with a combined plan for 205 homes.
Realstar Acquisitions is overseeing the land development and infrastructure for Shelly Farm, with Lennar slated to construct the homes. The arrangement brings together Realstar's land development experience and Lennar's homebuilding operation, with the relationship between the companies dating back to Lennar's acquisition of Realstar Homes and their subsequent strategic partnership involving land and lot development.
The proposed community includes a neighborhood pocket park and substantial natural perimeter buffers intended to help maintain the surrounding area's residential character.
Shelly Farm is conveniently located near Highway 501, north of downtown Conway, providing access to Conway and the surrounding Grand Strand area.
Shelly Farm is an upcoming residential development, with approximately 205 single-family homes planned. Development and home sales timelines have not yet been announced.
