Summary of this Conway New Home Community:
Designed with a focus on preserving natural surroundings, the new home community of Homestead will offer a more peaceful, low-density residential setting while still providing convenient access to downtown Conway, coastal Carolina University, and the greater Myrtle Beach area. Homestead’s location along the SC 905 corridor positions it well for continued growth, making it an attractive option for homebuyers seeking space, privacy, and connectivity within one of Horry County’s emerging residential areas.

Originally named “Rivers Edge Village” and approved by Council on May 6, 2024, the applicant, SOBEK LLC, is now requesting to rename the development to “Homestead”. This subdivision name change request is being reviewed at the January 20, 2026 Conway City Council Meeting. The engineered plans for Homestead have received approval from the Conway Planning Commission as of June 4, 2024, and were granted preliminary plan approval by the Technical Review Committee on October 29, 2025. According to Section 10.3.18 of the City of Conway Unified Development Ordinance (UDO), “all subdivision names must be reviewed and adopted by Conway City Council.”
The new home community of Homestead is located at and has frontage on both East Country Club Drive as well as John Doctor Road (beyond the Langston Heights subdivision). The new home community of Homestead will be developed just on the other side of John Doctor Road from where Lennar’s new home community of Clearbrook is being planned. Preliminary plans from Clearbrook are to develop 230 single-family homes on an approximate 128-acre parcel of land. The proposed new home community of Clearbrook will be developed as a conservation subdivision.
The new home community of Homestead is also planned to be a conservation subdivision.- maintaining a significant portion of the site as open space.
There are several dimensional requirements for a Conservation Subdivision, but perhaps the most notable is that the minimum Open Space required is 30% of the net buildable area. In other words, a minimum of 30% of the net buildable area of the property needs to be left undeveloped and needs to be used for both conservation of the natural environment and human recreation. Activities within the Open Space are then restricted in perpetuity through the use of the Open Space Management Plan and an instrument of permanent protection.

Summarizing, a Conservation Subdivision is required to dedicate a significant amount of the subdivision to open space, and to achieve this objective, often times lot sizes are minimized to maximize the number of homes available to be developed on the remaining buildable area.

SOBECK LLC purchased this Homestead community land from Snow Hill Company in June of 2025, and currently owns the overall 469 acre piece of property. Homestead will be the initial project within this overall property - consisting of just over 123 acres. The Homestead portion of this property is located east of East Country Club Drive.
Homestead is a new home community currently being planned to have a total of 127 single family homes.

The first phase of Homestead is on 54.56 acres, containing 11.48 acres of wetlands and 31.09 acres of Open Space. This first phase of Homestead will consist of 95 single family homes with two access points off of East Country Club Drive.

The second phase of Homestead is on 17.83 acres, containing 1.69 acres of wetlands and 8.54 acres of Open Space. This second phase of Homestead will consist of 32 single family homes with two access points off of John Doctor Road.

In addition to the Open Space stated above, a 51.04 acre portion, located north of the two development phases is to dedicate as: Conservation Open Space.
