Summary of this Conway New Home Community:
In December of 2022, Creekside Homes purchased an approximate 70.16 acre parcel of land near the intersection of Highway 668 and Highway 19 just a few minutes northeast of downtown Conway. The conceptual plan for this property is showing 46 single family units.
Many years ago the Carroll family farmed on this land.
In 2007, a request to rezone this property from LFA (Limited Forest Agricultural) to SF 14.5 (residential with minimum lot sizes of 14,500 square feet) was remanded after Horry County Planning Commission deemed it inconsistent with the character of the community. The amended request later in 2007 to AG 2 (Commercial Agriculture) was approved but the project was never developed. This happened back in the day when the Multi Residential District zoning categories had not yet been established.
Recently, on March 18, 2025, an additional request to approve a rezoning of this property from Commercial Agriculture (AG 2) to Multi-Residential District (MRD 1) was reviewed and disapproved by Horry County.
On May 1, 2025, this request is being remanded from City Council. The rezoning request has been altered to change to Multi Residential District Preservation (MRD-P) this time. The request remains to have 46 single family units. With the MRD-P zoning designation, there is greater focus on land conservation.
