News Title: The Reserve at Millpond is a new townhome community being planned near the heart of downtown Conway.
The Reserve at Millpond is conveniently located on an approximate 41.28 acre parcel just off of Mill Pond Road adjacent to the existing subdivision of Turtle Creek.

Preliminary plans for the Reserve at Millpond are showing 45 separate buildings with a total of 234 in common townhome units.

In late 2024, a sketch plan of the Reserve at Millpond was submitted and reviewed by the Conway Planning Commission.

Earlier in 2025, Preliminary Plans were submitted, revised and reviewed by the Conway Planning Commission.

On October 2, 2025, the Reserve at Millpond will be seeking approval from the Conway Planning Commission on the in common townhome development as well as the street names for the community.

Diamond Shores Surveying LLC is the applicant. Diamond Shores is a full service real estate and land development company based out of Horry County, South Carolina. Incorporated in 2017, they are leading the way for residential and commercial development throughout the Carolinas with over 3,000 lots developed to date. The team at Diamond Shores is dedicated to providing quality work in the land development community. A true "one stop shop", they have multiple in house departments including a development and consulting team, an engineering team, a land surveying team, and a full real estate team.

It is expected that D. R. Horton will be the builder in the Reserve at Millpond given their history with Diamond Shores – the company currently involved with supporting the application process. Among the Myrtle beach area development projects that Diamond Shores has supported include:

- Harvest Ridge in Conway by D. R. Horton

- Woodland Farms in Aynor by D. R. Horton – 145 single-family homes

- Jordanville Farms in Aynor by D. R. Horton – 407 single-family homes

- Heritage Crossing in Conway by D. R. Horton – 611 single-family homes

- Kingston Bay in Conway by D. R. Horton – 155 single-family homes

- Haven View in Murrells Inlet by D. R. Horton – 43 single-family homes

- Hemingway Chapel in Conway by D. R. Horton - 75 single-family homes

If the City of Conway Planning Commission recommends approval of this request, it will be contingent upon final review and approval of the Technical Review Committee.

NOTE: The initial steps for new construction in the City of Conway are (1) Conway Planning Department Conceptual Review, (2) Plan Submittal to the Planning Department, and then (3) Technical Review of the Plans. The Technical Review is executed by the “Technical Review Committee” (TRC), which is comprised of representatives from the Conway Planning, Building, Fire, Public Works and Public Utilities Departments. The plans for the development are collected by the Zoning Officer and distributed to the various members of the TRC for review and comment. The TRC meets monthly or as needed to conduct this review and to discuss issues with the submitted plans. The Zoning Officer collects all of the TRC feedback and engages the applicant to manage the revisions. This process continues until the plan receives approvals from all members of the TRC.

As can be seen in the accompanying graphic, there are numerous new home communities in various stages of development in the vicinity of where the Reserve at Millpond is being planned. D. R. Horton and Lennar are two of the most active builders in this area.

As of September 2025, timing for development of the Reserve at Millpond has not yet been announced.
