Fowler Estates, a new single-family home community by Dream Finders Homes is right around the corner to where this new home community is being planned. Chandlers Run, a completed 72 single-family home community is just down Highway 66 from this parcel. Shell Bay Estates (22 single-family homes) and Ambridge (Beazer) are a couple of other new home communities in Conway nearby.
There have been a couple of rezoning requests for this property. Back in September of 2024 there was a request to rezone this property for 149 single-family units but the request was withdrawn due to community opposition.
The latest rezoning request for this property was applied for on February 2, 2025. This was a request to rezone the approximate 91.26 acre parcel from LFA to MRD-P.
The MRD-P zoning district is relatively new to Horry County. In May of 2024, an Ordinance to amend the Zoning Appendix B of the Horry County Code of Ordinances pertaining to the Multi-Residential District was approved to establish the Multi-Residential Preservation (MRD-P) Zoning District.
The MRD-Preservation zoning district establishes design criteria for rural subdivisions. Collectively, a smaller minimum lot size becomes permissible for the exchange of greater setbacks, landscape buffers and the implementation of sustainable design criteria. The MRD-P zoning district allows a mixture of housing types; to include, single family and duplex dwellings, quadraplex, townhomes, zero lot-line development, tiny homes and multifamily.
MRD-P zoning will have more green and more open space, but potentially more homes closer together.

The developer and Horry County are agreeing that the development of this Conway new home community shall not exceed 99 total single family detached homes and that the minimum lot size shall be 12,000 square feet.
This property is rather unique in that a cemetery parcel is contained within. As part of the development agreement the developer will be required to transfer ownership of the cemetery to a non-profit South Carolina Corporation for perpetual maintenance.
Development Resource Group (DRG) is the applicant making this rezoning request. DRG is a privately held civil engineering and development consulting firm based in Myrtle Beach, SC that was founded in 2019. DRG is very active with Myrtle Beach area projects.
No builder has been tied to this project as of yet and timing for development has not yet been announced.
